Preparing the substrate on the Commercial Asbestos Roof

First, using low-powered hand-pumped sprays, we apply an environmentally-friendly biocide to the roof to kill all of the moss and algae.


Once the moss and algae have been treated, our UKATA Category B Accredited Technicians, wearing full PPE, Pick Off the moss by hand and place it in the legally compliant double-bagged and labelled Asbestos bags, which are tightly sealed.

Applying the Structural Stabilising Layer to the Asbestos Roof

This stabilising layer is spray-applied under high pressure and it fills any small voids or cracks, before expanding and setting to form a lightweight layer – sealing the whole roof.


It also secures any loose or broken fixings, which are common on old asbestos roofs.

Asbestos encapsulation is a revolutionary system which offers structural stabilisation, waterproofing and can also increase thermal efficiency for your roof.

Our asbestos roof repair system has been specifically developed for asbestos cement sheet roofs. These sheets were heavily used in the roofing industry for many years due to their high tensile strength, insulation and fire-retardant properties.

Coating an asbestos roof in situ, eliminates the need to dispose of used asbestos, which is a costly and time-consuming process that is subject to stringent control measures.

Encapsulation effectively contains the asbestos fibers, significantly reducing the risk of exposure to occupants and workers. This containment prevents fibers from becoming airborne and inhaled, which can cause serious health issues such as asbestosis, lung cancer, and mesothelioma.

Cracks, leaks, and damage can arise over time due to aging, poor installation, harsh weather, mechanical impacts, or lack of maintenance. Asbestos-cement roofs can become brittle and deteriorate, leading to costly leaks and further issues if not addressed promptly.

The seals and flashing around roof penetrations (like chimneys or vents) can deteriorate over time, compromising their ability to keep water out.

Stage 1 - Environmentally-friendly biocide is applied to the roof to kill any moss and algae.

Stage 2 - Structural Stabilising Layer is spray applied to the Asbestos Roof.

Stage 3 - Finally our Advanced impermeable Layer is spray applied to the Asbestos Roof to provide a seamless waterproof membrane.

Roof cladding requires bolts to be drilled into the asbestos roof which releases dangerous fibres into the air. Because of the inherent dangers of these asbestos fibres, HSE recommends against disturbing asbestos whenever possible.

Many asbestos roofs are built with concrete portals, meaning the roof is supported by a small number of concrete arches. This means the new roof cannot get enough stability on top of the old one, a common risk of over cladding.

Our Technicians all hold the UKATA Certificates for Non-Licensable Work with Asbestos, Asbestos Awareness Training, Working at Height, PASMA Training for the Safe Erection and Operation of Mobile Scaffolding, IPAF Mobile Elevating Work Platforms.

The duty to manage asbestos is contained in regulation 4 of the Control of Asbestos Regulations 2012. It requires the person who has the duty (ie the ‘dutyholder’) to:

  • Take reasonable steps to find out if there are materials containing asbestos in non-domestic premises, and if so, its amount, where it is and what condition it is in.
  • Presume materials contain asbestos unless there is strong evidence that they do not.
  • Make, and keep up-to-date, a record of the location and condition of the asbestos-containing materials - or materials which are presumed to contain asbestos.
  • Assess the risk of anyone being exposed to fibres from the materials identified.
  • Prepare a plan that sets out in detail how the risks from these materials will be managed.
  • Take the necessary steps to put the plan into action.
  • Periodically review and monitor the plan and the arrangements to act on it so that the plan remains relevant and up-to-date.
